What sizes are your rental cabins?

We have two sizes; Large 2.4 x 4.2m and Extra Large 2.4 x 4.8m

How is the cabin powered?

All our cabins come with a 15m caravan power lead that can be connected to an existing power source. All cabins have an Electrical Compliance Certificate, smoke alarm and are RCD protected.

Are your cabins double-glazed?

Yes. Double glazed windows and doors come standard in our cabins because living in a space that is warm, dry and comfortable is not negotiable.

Are your cabins insulated?

Absolutely. All walls and ceilings are insulated using high quality Earthwool® insulation, in combination with  EXPOL underfloor insulation. All our cabins are insulated to NZS3604.

How are your cabins constructed?

All our cabins are constructed using a galvanised steel chassis and timber framing. We only use the finest NZ materials built by qualified tradespeople, because at Pencarrow Cabins, quality matters!

Is there a minimum rental period?

Yes, it’s six months – but shorter rental periods are possible.

How do you make sure the cabin is level?

We do this when we deliver your cabin. Our cabins have durable steel skids (not wheels) and these sit level on timber bearers or foundations. The delivery team always leave you with a safe and level cabin.

Do you do site visit prior to delivery?

If a site visit is required this will be carried out prior to the delivery of your rental at no charge. You’ll be surprised where we can deliver them!

How do you deliver cabins?

Rental cabins are transported on a specialised trailer. The trailer needs to have clear access of 2.8m (wide) x 3.5m (high) at your property. If a cabin needs to be lifted over obstacles like fences or buildings we can arrange a truck with a Hiab crane (at an additional cost).

Is there a bond for rental cabins?

Yes. $300 is payable on delivery of your cabin and refunded to you on return of your cabin in good condition and undamaged.

Is there a fee to deliver my rental cabin?

Our delivery fee of $275 (incl. GST) includes delivery of your cabin to any location within a 1-hour drive of Porirua City, collection is also included at the end of your rental period. If you are a between 1-2 hours from Porirua City the delivery fee is $350 (incl. GST)

What colour are your rental cabins?

Our rental cabins come in either black or white exterior finishes, charcoal carpet with white interior walls and ceiling.

Do you do quotes for WINZ?

Yes, we’re an approved WINZ provider and we are happy to provide quotes for WINZ.

BUYING FAQS

Are you cabins built to the most recent building code?

Absolutely! All of our cabins comply with Building Code NZS3604. This ensures our buildings are safe, healthy and durable for everyone who may use them. The Pod, one and two bedroom cabins come with a Building Consent and Code of Compliance certificate for very high wind zone and corrosion zone C as standard. Zone upgrades are available.

It is optional for the large and extra-large to be provided with Code of Compliance Certificate at additional cost

Do I need a permit or building consent once my cabin is onsite?

For buildings that are larger than 30sqm you will need an onsite building consent from your local Council. This consent is to show compliance with the local town planning/building rules i.e connections to services, foundations, boundary setbacks etc. We can help you with this or you can arrange for a local draughtsperson or architectural firm to assist. If your building is under 30sqm and has plumbing it will need building consent also.

Are your cabins double-glazed?

Are there different cladding options for the cabins?

Yes, there are a number of cladding options to choose from. Our most commonly used cladding are shadowclad natural groove throughout, or a combination of shadowclad natural groove with Colorsteel corrugated iron, but other options are available. Our costs are based on using shadowclad natural groove.

How are the cabins powered?

The cabins can be hard wired into your power supply or we can install an inlet power point suitable for a caravan lead and adapter. All cabins have an Electrical Compliance Certificate, smoke alarm and are RCD protected.

How does the bathroom and kitchen work in regards to water and waste?

We provide standard household toilets, showers and sinks. You have the option of a built in macerator pump for all grey and waste water, or we can provide standard plumbing connections for a drain layer to connect to site.

A water inlet valve connection installed on the exterior of the building supplies the cabin with water, you can then attach to any  water supply connection

Can we upgrade the fittings in our cabin?

Of course,  we’re more than happy to accommodate individual styles and requirements.

Can the floor plans be adapted?

We are able to make small changes, but are not able to move doors or large windows. We do have a number of upgrades available in fittings and fixtures to help make your cabin right for you. All plans can be flipped

How are the cabins transported to my site?

Our cabins are transported all over the North and South Island. The cost of transporting a cabin from our Wellington yard to your site will vary depending on travel distance, site layout etc. We’ll put you in touch with quality and experienced transport companies, who will help you with all aspects of the building transportation.

Transport insurance is also recommended and is approximately 1% of the cost of the building.

Can the cabins be built on site?

We’re afraid not. All our cabins are built within our factory and are fully complete when delivered.

What is the deposit for a Pencarrow Cabin and how are the payments structured?

A 50% deposit is required on signing the building contract. Three progress payments of 20%, 15% with the final 15% on completion prior to the cabin leaving the factory.

Can I visit my Cabin when it’s getting built?

Absolutely, we can schedule a time for you to come and inspect the build process.

Can I look over the Pencarrow Cabins Building Contract?

What other costs and considerations are there when purchasing a cabin?

The price of a Pencarrow Cabin is GST inclusive and includes the actual cost of the building from our factory in Porirua Wellington, plus Building consent and code of compliance certificate.

The plumbing and electrics are ready for onsite connection. There are additional costs involved in purchasing a transportable home including onsite consents, transport to site and onsite services.
